FOLLOWING A COMPLETED DESIGN STAGE OR GRANT OF PLANNING, A DETAILED SET OF DRAWINGS FOR BUILDER PRICING THAT MEET CURRENT BUILDING AND PLANNING REGULATIONS ARE REQUIRED.
A reputable builder will never price from a design or planning set of drawings as there is not enough information for them to price accurately so having a fully comprehensive set of tender drawings is critically important. During the preparation of these drawings all specialist third parties are involved and technical details are firmed up before final pricing giving the client full peace of mind for your budget.
GATHERING THE INFORMATION
As an efficient practice we value our time and that of our clients so we know the importance of having a robust way to gather all of the finishes and technical details needed to build or renovate your home.
We have designed and developed a Client Finishes Handbook that we send to every client. It includes a room plan with dimensions and a corresponding page to highlight finishes required ( light sockets, types of flooring etc) along with our Architect’s Guide to choosing the various finishes.
This allows the client to communicate with us in a non-drawing way ( as many of our clients are not proficient in reading technical drawings) and it is then interpreted by the architect and labelled up on the detailed drawings.
We also invite clients to our studio where we have a comprehensive Specification library with materials and samples and can walk you through interior finishes.
All materials, finishes, fittings, fixtures and technical building specifications are included and incorporate any third party professionals ( BER, structural engineer, QS or other).
Drawings include demolition, General arrangement drawings of site layout floor plans, elevations & sections with finishes & details, Mechanical (plumbing) layout of floor plans, Electrical layout of floor plans, Window and door schedule internal and external, Kitchen/ pantry/ laundry layout and Bathroom layout (non-exhaustive list depending on each individual project merit)
Once completed the pack is circulated for pricing using either negotiated or open tendering allowing a specified period of time for the builder/ QS to price and return. On return, the tenders are reviewed in-house and collated into a table for comparison and discussed with the client for selection and appointment.
As a Registered practice we then issue an RIAI Building contract which is circulated to all parties providing peace of mind as you begin the process of building. We also at this stage complete any statutory documentation including Commencement Notices.
